How it Works Renovations
In-Home Consultation - Your project begins with an in-home consultation with experts at i4improvements. We will sit down with you and discuss all the details of your project and capture your objectives for the project.
Detailed Estimate - We will provide a detailed estimate and design for your project. Estimate will include all the material and labor costs.
Pre-Construction - After finalizing construction estimate, we will gather all the necessary permits and materials to get started on your project.
Construction - During this phase all demolition, new installation, and construction work will be undertaken. The project manager will be responsible for meeting the timeline, ensuring quality and cost control, supervising and scheduling contractors, answering your questions, and addressing any new ideas you may have.
Finish - Final walkthrough and completion.
How It Works Property Management
Initial Consultation - Market Analysis - For our initial consultation call, we will evaluate your real estate goals, preview your property, any review any current lease agreements. We will go over property management process – Property Prep (needed renovations), MLS listings, Property Marketing, Tennant Screening, Leasing, Day-to-Day Property management activities.
Prep Property - At i4improvements we provide no-hassle services for our clients. We take care of any Pre-list housing prep - painting, flooring, electric, plumbing, cleaning, landscaping, trash hauling and more. We will also have the property photographed and staged (if needed).
Listing - At i4improvemts we have in-house realtor who will work with you to determine optimal rental rate after conducting a Comparative Market Analysis (CMA) study. Our expert will then list your property at MLS as well as other related portals. Your property may also be marketed thru our network, open house, neighborhood signage and print publications. All showings will be conducted by our realtor on site.
Tenant Screening - Prospective tenants will be asked to fill in comprehensive rental application. Then our in-house realtor will interview prospective tenant, conduct background and credit check, verify employment, check past landlord reference, and financial information. Based on findings we will then present our recommendations for you to select on.
Leasing - A rental lease will be crated and signed by all partied. Pre-occupancy tenant orientation with property walkthrough is conducted, and detailed move-in inspection list with pictures is created. Security deposit, rent, move-in fees, keys etc. are exchanged.
Rent Collection - Get your rental payments in on time each month with our accounting team working on your behalf. We handle all invoices and payment processing and efficiently distribute your earnings.
Property Maintenance - Rest easy knowing your property is in the good hands. We review incoming maintenance requests, and make all repairs. Let us take care of all of the property maintenance. Whether it’s painting, roofing, HVAC, appliance, electric, or plumbing, we can do it all.
Eviction - Sometimes, even when you follow all the right screening procedures, tenants need to be evicted. We take care of this difficult job for you. At i4improvements we will handle all of the legal tasks associated with a property eviction and provide unbeatable support.
